FLORIDA buyer GUIDE

Florida home buying costs: plan beyond the mortgage payment

Separate upfront purchase costs from monthly ownership expenses. Use your own property-specific quotes in a private worksheet, then bring the open questions to NEX.

Start with two separate questions

What will you need to complete the purchase and move, and what will owning this home cost each month? Keep those questions separate. An asking price or a principal-and-interest payment cannot answer both. Begin with your actual property, financing conversation and planned ownership format. If a figure is missing, leave it unknown and identify who can supply it. This worksheet helps organize a conversation; it does not determine an affordable price, loan eligibility or a recommended loan.

YOUR OWN QUOTES · NO ASSUMED RATES

Build a monthly ownership worksheet.

Enter each category once. Leave unknown amounts blank; enter 0 only when you have confirmed that no amount applies. Annual figures are divided by 12 for planning. This does not calculate cash to close.

Planning subtotal from entered amountsNot calculated

8 of 8 categories are unknown. A blank field is not a zero.

These amounts stay on this page. They are not saved, sent with your inquiry or included in analytics. Refreshing clears them. The printable guide includes a blank worksheet for your own notes.

See why the same loan payment can mean a different ownership budget

This original fictional example uses invented planning amounts. These are not Florida averages, property quotes or a lending offer. Both homes start with the same $1,500 monthly principal and interest.

Illustrative monthly amounts · counted once per category
CategoryFictional home AFictional home B
Principal and interest only$1,500.00$1,500.00
Property taxes$300.00$400.00
Homeowners insurance$200.00$300.00
Flood or other separate property insurance$0.00$100.00
Mortgage insurance$0.00$0.00
Association dues$100.00$300.00
Utilities$200.00$200.00
Maintenance and repair reserve$100.00$100.00
Planning subtotal$2,400.00$2,900.00

The second set of inputs adds $500.00 per month. Replace every amount with the information for the home you are considering. Unknown categories and possible assessments need a separate answer.

Organize the cash needed for the purchase

Ask your lender to walk through the current Loan Estimate and explain the estimated cash to close. Ask which deposits, credits, prepaid items and closing costs are reflected so you do not add them again. Keep moving, furnishings and any chosen immediate work on a separate list. Estimates can change: compare the current lender and closing documents with earlier figures and ask about differences. Use independently verified contact information to confirm payment instructions; do not rely on a last-minute email requesting a wire change.

Compare a full monthly ownership picture

Use principal and interest by themselves in the first field below. Add taxes, insurance and other categories once each. Escrow is a way your lender collects certain bills, not an additional property tax or insurance expense. If the only payment you have is a total including escrow, ask your lender for its breakdown before using this worksheet. Ask an insurance professional about the property and appropriate coverages; the lowest preliminary premium is not a complete coverage comparison.

Keep Florida property questions specific

Confirm the tax estimate relevant to your purchase with the appropriate local authority or professional; the current owner’s bill is not automatically your future bill. For a home or condo with an association, request current dues and ask separately about assessments and what the dues cover. Keep building and unit insurance questions distinct. Use an address-specific flood discussion alongside the rest of your review. These are questions to investigate for the actual property, rather than a statewide percentage to apply to every home.

Take the unknowns into your next conversation

Review the categories left blank. Ask your lender about loan figures, your insurer about coverage, the association about its documents and your agent about coordinating the search and transaction questions. Decide what still needs an answer before treating two homes as comparable. A filled worksheet is a planning snapshot based on your inputs, not a guarantee of future bills. Keep funds for other personal obligations in your own budget; the tool does not collect income or evaluate lending eligibility.
