Discuss my buying planCreate two budgets
Write down a comfortable monthly housing budget and a separate amount available for the purchase and move. Ask a lender to explain the costs relevant to your situation. Keep room in the discussion for insurance, taxes, association charges and maintenance instead of comparing only a loan payment.
Prepare questions before touring
Choose your must-have criteria and the tradeoffs you can discuss. For each property, keep a list of unanswered condition, financing and ownership questions. An attractive photo or a recent renovation does not answer those questions for you.
Give each professional a clear question
Ask your agent about the search and transaction process, your lender about financing, your inspector about the scope of an inspection and your insurer about coverage. If an answer changes your plan, record it before making the next decision.
Make closing a checklist, not a surprise
Use your lender’s actual documents to review figures and timing. Confirm any payment instructions through an independently verified contact method. Bring questions about documents and deadlines to the appropriate professional before signing.
